1. Attention to Detail in the Offer

The differences in price lists usually result from the scope of works offered by contractors. A significantly lower price is always related to a narrower scope of services. For instance, the sole term “shell without windows and doors” is relative. Will you receive an annex containing the detailed scope of works together with the agreement, so that you know what is included and what isn’t?

2. References

Without a doubt, the most reliable assessment of the contractor are the opinions of previous investors. Can you contact the existing clients to see the previous realizations?

3. Civil Liability Insurance

Damages caused by strong wind, or damages done unintentionally while maneuvering are a troublesome scenario. You should remember, that incidents of this type, however rarely – do happen. Does the contractor have accident insurance?

4. Terms of Employment, Occupational Health and Safety

An accident on the construction site can happen to one of the employees. If you haven’t signed an agreement with the contractor, you will suffer the legal and financial consequences of the event. Does the contractor follow occupational health and safety regulations? Will the site be marked? Who will be responsible if an employee has an accident?

5. Construction Supervision

Throughout the investment, you will face a number of formalities related to it. A Safety and Health Protection Plan, Building Control Inspector, Labor Inspectorate, entries in the construction logbook – these are only some of them. Will the site manager prepare the rest and refreshment facilities and all the necessary legal documents? Will he/she help you go through all the formal difficulties?

6. Bills

Pay attention to the calculations provided by the contractor. Will the calculations be done in a detailed and clear way on each stage of the construction? Will they be based on a report, that states precisely how much and what are you paying for?

7. Guarantee

We often see promises and declarations made by service providers. Will the contractor you choose be trustworthy in that matter? What cover do these guarantees have?
